Pros and cons of modular house:

Pros:
1) Predictable construction schedule. It usually takes around 12 weeks to complete a prefabricated 50m^2 house offsite, as opposed to ~6months, because (a) site preparations can be done while building structure is being fabricated offsite. (b) building is being constructed in a controlled factory environment, with no rain and existing toilet facilities
2) Less on site rubbish so you save landfill cost
3) If the modular house has a pier and beam foundation as opposed to a concrete slab foundation (concrete slab is common in hot areas and cheaper than pier and beam. Not possible in cold climates due to frost) then it is possible to sell the house (literally hire a crane and pull it away off the land) in the future, recouping cost and maximizing land-to-value ratio.

Renovating a shitty 1980 house is very cost inefficient so he decides to demolish and rebuild. I worked at a company for that would frequently send me to Japan for months at a time. Having always lived in a big house (my current house being 2600sqft 4bd/3ba) then going to a small 300sqft studio in Japan was big change. It got to the point where I preferred it. This would all be under the control of a central housing authority. Have this in mind in 1990 when they ask, "How many bedrooms in your house? How many bathrooms in your house? Do you have a finished game room?." This information is personal and is of no national interest to government under our existing Constitution. Makes absolutely no sense. Completely contradicts the concept of supply and demand. Property owners and developers rent out the apartments when they're unsold while they try to sell it.

More importantly, it's to the developer's disadvantage if they can't sell out the majority of the units of an apartment building.

The reason: if a developer owns a majority of the units of an apartment building, the individual apartment units are automatically deemed "unwarrantable" by lenders - prospective homeowners would have a hard time securing a loan from a traditional mortgage broker.

Result: lenders won't lend, homeowners won't buy, developer has to drop the price of the property. I'm looking at buying a new condo right now and it was deemed "unwarrantable" Price is dirt cheap because the developer owns most of the units. That developer is going to drop the price until they can sell the majority of units, period.

Also, I used to work for the Census going door-to-door (fucking awesome pay if you can get one of the gigs, easy as fuck and you can say you worked 5x as many hours as you did...) and the reason for the census questions isn't so that we can cram everyone into small shitty houses with strangers.
