Buying a median priced house around $1.6M means you have to pay the state government another ~$100k in “stamp duty” which is a transfer tax paid every time property changes ownership. Dude, it's bleak as hell out there. I crossed the $1m mark in 2016 and had the usual brief joy before realizing... oh, yeah. This doesn't actually buy me a better house, a lavish five star trip, let alone more free time. It still makes owning a luxury vehicle a frivolous thing and women still laugh at you if you peacock like you're a big success and she finds out you're barely at seven figures.

My new goal became $3 mill very fast. In 2018, I ran the numbers and all things seemed possible there for a modest life on auto-pilot without needing to worry about work. But now? In 2024 where prices are bonkers and you just know they are going to keep helicopter Joe in the White House somehow?

It still isn't shit. I am at about $5m and it still feels like fuck shit.

You need over $1m alone in most parts of the country to just to afford a decently new, good-sized house that isn't a Boomer littler box from 1980 with ten thousand problems. If you average at least $400K in annual income and have $3m+ net, then yeah, *maybe* you can finally go to Maui for a couple weeks with a top quality stay at the Four Seasons. But it will still feel like a little pinch when it runs you $30K.

Based on my experience and many others, the big boys' club now starts at $10m minimum in this hyperinflated economy. A crummy Midwestern town house will cost more than $500K in a couple more years. That should fucking scare you, and trust me, the earnings that require effort don't get any easier with age. Accumulate as much money as you can by any means possible. Your life literally depends on it.
