I have great have faith in value of PMs. It's been in my blood since I was old enough to walk. But I'm also certain that homes will always have value and be sought after.
And demand will never be satiated even with a hypothetical increased supply due to downturns in economy. Anybody with any kind of means to, wants to own or be buying a home.
There is such a backlog of demand, it will take up the slack for a good long while yet.
Sure, I see prices levelling off, even being lowered, but overall, supply is still very limited. REIT Entities or those like black rock are still there to suck up much of it too.
I don't expect house prices to continue to moon, but I don't see them cratering before a world wide super collapse happens. But I don't know the future so I'm not betting all my eggs on a single basket anyways

there is (almost) nothing wrong with owing more money that you can current sell for. You overpaid, such is life. Just keep paying for your home under the terms you agreed to.

The problem arises if you default on the loan. Sans usury, the borrow would surrender the securing asset to the lender (would would take a loss) and walk away back at $0.

But under usury, the borrow is liable for the deficiency. The lender literally has almost zero risk. The borrower now has no home and is <$0!!

Depends on your finances, I can't tell you that. I think most people could swing at least an ounce a week without noticing just by cutting some small costs, but those are still rookie numbers. You'll ultimately have to decide how much metal you want to stack and determine your allocation from there. Many /pmg/ers think the metal market is going to shoot up in the near future, so you may also want to consider starting off with a hefty (but still under $10k or whatever your local reporting limit is) purchase when it's convenient.

but gold hitting ATH is no big deal, it's been hitting ATH's almost every year, and often several months out a year, and often several weeks out of the month, and sometimes several days out of a week. That's what it's supposed to do. As long as the dollar goes down in value, gold will go up. Meaning a long string of ATH's that don't mean shit to investors.

all I know is that I sell service contracts to gold and silver mining companies on a 1-5 year basis. Meaning I have to predict both what inflation will do 1-5 years out, and what metal prices will do in response.

My take is that my real costs have doubled in the last 10 years while metal prices have not.

that's all. Everything has gone up in price from labor to equipment to supplies to underwriting. Metals have not gone up equally.

meaning either the last 4 years were already priced in, or they are just now beginning to appear. My view is metals are just beginning to catch up to what every other sector has already done. I could be wrong, but I don't make my living by being wrong. And I've been doing this a very long time. The simple fact that metal mining companies are still hiring me indicates my outlook is about the same as theirs.

A 500k property, paid off/without a mortgage/loan, and 2.3% property tax (lower than average) would need a monthly rent of $2388. I buy 10-20oz of silver a month. I didn't see all the advice but I'd say to you never go all in. I do about 5% of my total savings into PMs. That fits into where I want to be at retirement. That is on the low end for some but given my circumstances it's what makes sense for me. I agree that silver is a better buy right now. Personally, I am waiting for a dip back to 24ish before I buy again but that is because I already own silver. If I had zero oz you should be at whatever the price is.
