While yes, there are first time home buying programs, first time home buyers are competing against other experienced home buyers that might already have the cash and capital to buy the house outright simply to rent it out (recoup on the investment), so depending on the location, it can be pretty difficult to impossible to be a first time home buyer right now. Everything in real estate depends on the location. But that wasn't what we were talking about, it was about the financing of a house, which is very forgiving for first time home buyers. Yeah no shit there's competition from foreigners and corporations offering cash right now, but it's been that way for like a decade.

A /biz/onacci should have no problem waiting patiently for something good to come on the market and make an offer, if they have the income to afford the mortgage payments. And if not, keeping investments in crypto does better than houses anyway. Eventually one could just do like OP and buy their "dream house" outright. Although I still think that's kinda dumb and you lose a lot of freedom by tying yourself to a house and having that responsibility when it's CHEAPER to travel around nomadic style.
