This building is 6 blocks from Ocean Ave/the beachfront, where you've seen all of those videos occur. You'd be surprised how much of a difference that makes. You're still walking distance from the beach, but far enough away where those chimpouts probably won't bother you. My main worry for a property like this would be getting insurance and doing a LOT of due diligence on the building and association.

Oh that's actually not bad. My building (very similar to this actually) was built in the 1910s and I pay about $825, but that includes my property taxes as it's a co-op. Also includes heat, water, internet, cable, landscaping, security, and reserves so personally I feel it's an incredible deal. What I really love about this building in particular is that there are only 12 units total and rentals aren't permitted in our agreement, so I know every other owner by name and we all live in the building full-time (with one exception but we had to vote on that). If you can find a building like that, go for it.

But yeah before you buy, MAKE SURE you request association records, a list of upcoming and completed repairs, etc. Very important.

I just looked and there are tons of condos in that price point in Miami Beach. It looks like the issue is typically deferred maintenance in the buildings and issues with insurance - that suppresses the prices in the region.

Honestly Miami Beach looks like a very rich gentrification target for proper intelligent/white people to buy up. The key is to buy the entire smaller old buildings so you can then do the maintenance that needs to be done. Most of these were occupied by retirees and others who couldn't do work themselves, and jews own them and are cheap, etc.

This is an entirely solvable problem. The insurance question can also be addressed but will mostly vary on location. This is another example of white people being stupid - even a modicum of organization could lead to somewhere like South Beach Miami being a young white enclave but no one will do it because they're cunts who can't work together.

You could have control over politics, push out nogs, improve schools, etc. All of the issues with these buildings comes from cheap jew/spic owners and are entirely fixable. The blueprint of the town is really nice and comfy.

At prices in the $250-400k range people can buy these outright. The top targets would be four-plexes with old art deco style architecture. Once you own the units you control the HOA.

Consider that you can buy a four-unit building in Miami Beach for less than a shithole apartment or house in Los Angeles and this should be obvious. I am actually surprised to see prices are still this low in Miami.
