Received 2 dividends today and both have been reinvested. Pretty happy that O is cooling off on account of the $62.5 covered calls I sold. Theta is on my side netting me nearly an entire months worth of dividends in premium

They built the worlds largest payment infrastructure and they charge a small toll for everyone to use it. They generate massive amounts of cash and grow their earnings year after year. Dividend is tiny starting out but they grow it by double digit % every year. Their payout ratio is under 30% so the dividend raises will continue long into the future. They also buyback stock at decent pace.

It looks like most companies offering dividends are giving rates of 5% or less. Why would I invest in those over a REIT which is giving over 10%?

Look up dividend yield trap. Just because it is a higher percentage doesn't always mean its good as it could mean the share price has been declining (so if you buy it, you risk it declining further and losing your capital).
