You are offered a relatively well located house by a poor family that inherited it, but, since they are poor, they can't afford to pay for the expenses, so you are asked to pay 10% in advance. Also, there is a small chance they won't be able to sell it, for legal reasons.
You don't know anyone in this family, but you know they are well known by locals.
Would you do it? If so, how would you make sure you get that money back if the deal fails?
