I own two rental properties, one a duplex, one a threeplex.
Tenants are ALWAYS absolute fucking shitlords. Always. I charge 10% below the average here because it's Minneapolis and just a few blocks away from the George Floyd Shit hole which makes it largely lawless.
Tenants have a half life of about a year, then they get stupid and act like they own the place. Had one chick who started off awesome even though she was retarded. Then she wanted a dog. That is always when shit turns south. I don't allow dogs. They're filthy, chew on shit, and tenants don't give a fuck because it isn't their house. She gets three anyway. Two labs and a fucking pitbull.
I evict her.
She stays past the eviction, stops paying, and changes the locks.
Then she went on vacation for two weeks and left the dogs in the house.
I had to break in and just let the fucking dogs go.
Born free I guess, nigga.
There was shit absolutely everywhere and it took the finish off the hardwood floors.
Because of Minneapolis laws I had to get a storage unit for her shit at MY expense and move it there. Had the sheriff with me for that part.
She gets back and I tell her that the dogs got out while we were moving her shit out and I couldn't catch them.
Gave her the key to the storage unit and told her to fuck off.
She asks me for the damage deposit.
The fucking audacity!
The damage she did to the house was a bit over $9000 and I had to refinish the floors which was like two months without a tenant.
I just about had to sue her insurance company for the damages, but when they saw the pics and heard the story and got the sheriff's report they paid out.
Unless you're going to just slum it out to dindus and say fuck it, owning rental property isn't worth it.

Never rent to fatasses.
Fatasses lean on EVERYTHING. They will, within about two months, break off every single towel rack, sink, and anything else mounted to the wall in their effort to just walk on straight and level floors.
Then when you tell them to NOT lean on the sink and that's why it came loose from the wall and almost pulled a stud out and fucked up the drain plumbing, they will say something about either how they didn't do that or that it should be made more sturdy.

Gay guys can be awesome tenants, but lesbians are ALWAYS a problem, and that problem will be a domestic one where the big one puts the little one through a picture window, ends up arrested, and then you're stuck with a storage unit full of lesbian shit, and let me tell you, they ALL live like animals.
Right now I would sell these fucking houses for a dollar, but nobody wants houses here in the city of GTA5 where your property tax will be $5500 a year.

I lost ~5k and plenty of my time renting a property out over the last year. The tenant moved out and left another 5k in damages. I would only suggest getting into the rental business if you are a really nice guy who feels guilty for slavery or something. Think of it as a slow burn reparations deal, a mortgage of sorts. You pay back your white guilt slowly but surely by being the father figure for ethnic minorities who never had one.
