i'm with you, anon. this might be ok, depending on needed repairs. in my experience repairs aren't all that expensive on these small starter homes as they have simple roofs, small hvac systems, not a lot of plumbing, unfinished basements, etc. i own two homes in central IL purchased in the last 3 yrs about an hour from rockford. one was $75K, the other $50K.
