Theres no foreclosures at the moment because everyone is just holding with their locked in low rates. It takes REITs about 5-7 years before they have to refinancce legally (they can't lock in 30 years like we can) so overtime they should start shedding properties slowly onto the market. They think bonds are oversold basically, that inflation is solved so rates can come down. TLT being a 20 year index, it would capture a lot of gains on a falling yield. Their idea of a yield curve uninverting is that the short end goes down to where it was around 2019 and that the long end falls with it. The fed restarting QE during a recession would also cause their yields to fall even more as most of the QE goes into treasuries.
To be fair to the TLT bagfags there are some real reasons to think the fed would do this, as they historically have always bailed out the bond market and the treasury also very clearly wants rates lower. I don't think it's going to happen because bond demand looks like complete shit right now and too many people that are long are sitting on huge unrealized losses, but I understand their reasoning.

This is not really the case. Miners do tend to move alongside the metals. But miners sometimes respond to metal movements, and sometimes they try to predict metal movements.

Look at how much HL or AEM for example has moved when gold and silver have made relatively smaller moves. Majors also provide good exposure to metals. Granted if you want a lot of leverage then you'll have to go with calls for select majors or an ETF... or juniors. But juniors are a lot riskier and they tend to lag majors during a bullrun.

Terrible way if gains are your primary concern. Extra fees and hassle, and no dividends or growth or any extra benefit when compared to miners. But physical gold is an important hedging tool.
