Past 2 landlords if they haven't been at a place 2 years. Pull up ownership records on local tax assessors office to be sure you're talking to the actual owner.
Criminal background/ court records check.

If someone runs that gauntlet, rent to them on the contingency that noise violations (2am poker games) and use of the yard (barbecues) are a breach of terms.
