Office REITs have already crashed and bounced, that was the sector seeing real panic. VNO rebounded from $12 to $25 approximately.
Residential likely has more downside ahead. There is some optimism that rates will just kind of magically revert back to zero and real estate will maintain value. More likely that rates stay high, 5yr variable costs rotate into higher cost loans, cashflow vanishes, and this triggers some larger decline in asset values exacerbating the problem. ZIRP isn't coming back, because the fed knows it would kill what little trust still remains.

Best to wait and see how things play out these next 6-12 months though.

You can get a nominal 5.5% return right now in treasuries. If you make an investment and achieve less than that, you've effectively lost money. There is an opportunity cost.

You're looking and seeing a stock that is trading ~30% lower than it was during it's peaks of the last few years. Nominally the loss is actually a bit less than that, as it's continued paying dividends.
But look at 10 year t-bills, they're also down substantially. The yield an investor can get today is higher than two years ago. The playing field has shifted. The discount is imaginary.

Then you look at rent/housing being relatively unaffordable right now, and that's just an extra headwind on top of everything. It's hard to see housing costs continuing to outpace the general economy. Maybe you have some vision that the US will mirror past bubbles such as in Canada, China, Australia or New Zealand, but to me that view is just delusion.
