I want to pay off my house very much for peace of mind. My family line is illiterate when it comes to money and terrible with budgeting. Lots of suffering from lack of money management and personal issues. To own my own house from my own efforts is within my reach and a big deal for me.
I actually converted my 401k to an IRA after my last job so that I could use that cash to start a business (I am aware of the 10% penalty and tax which would come out to $12k (~20% lost out of $60k). I have not touched the IRA yet. I also do not want to take out a loan or line of credit for the business. I have excellent credit and have many offers to loan me funds. Also, my spouse is not keen on using the house as collateral on a business loan.
I have spent $17k towards startup costs for the business, which I calculate will cost $50k total. So I need to spend $37k more to start my business.
I have enough cash and liquid assets to pay off the house, and enough to start my business. What do you think is the best way to use my assets to accomplish this? I want to have that piece of mind that the house is paid off, before my business venture. But also I don’t want to drop my bank account to zero. Is there something I might be missing?

Present cash is worth more than future cash, let interest and inflation earn you extra.

Get a HELOC, treat it as your checking account.

Every time you get your paycheck it automatically goes into your HELOC.

Why?

Because that deposit counts as a mortgage payment.

Then use that HELOC account to pay your bills.

Sorry I was mistaken about the loan from IRA. It has to be under a 401(k) or a few other plan types. A heloc like >>56329370 mentioned might be the next best money pinch route, since it's borrowing from your home equity.

Make sure to look at mmf types, but those classified as gov mmfs are basically as safe as t-bills since all the instruments are backed by the gov or the Fed.
