Renting has been going on for thousands of years. Unless somehow real estate crashes and rentiods can afford homes this will never stop.

Trust me I want it to stop, I want to be able to buy real estate instead of renting but I highly doubt such an opportunity will happen. The Jewish market manipulators hate us and want to see us suffer. At best housing market crashes like 50% but the flip side will be interest and mortgage rates will be sky high and still unaffordable to anybody that requires a loan

Actual mini landlord here.

I inherited about 4 properties due to grandparents then parents passing.

All the rent money should go to maintenance and saving up for upcoming maintenance.

The value of having properties is that you can quickly do a reverse mortgage instantly from a bank and get your hands on millions like within a few hours as your properties are the collateral.

Then as time propagates the assets should raise in value, thus allowing more liquidity etc.

Burning through rent money yourself means you’re dead when one of the properties needs new water pipes, a new roof or some other expensive maintenance

That's a great plan to buy your 1st home (or move to a bigger home, or make any large purchase). The interest is deducted directly from the income, reducing your taxes without having to itemize. Just don't take out over 40-50% of the equity, that way if real estate falls, the bank won't call the loan. Several people that have worked their whole lives then come into money, invest in rentals to keep busy doing improvement projects.

This. It's a brutal blackpill but I think it's one you have to swallow so that you can plan your life accordingly (as best as you reasonably can). The problem is we daydream about post WW2 America and see how different it was back then. Buying a house was maybe ~3x the average annual salary back then. Now in many places in the world a house (that's a fraction of the average plot of land someone had in the 50s) is over 10x the average annual salary.

The problem is the world was much simpler back then in almost every way: immigration policy was drastically different, to say the least. Manufacturing happened locally, services economy meme hadn't hit full swing yet. Gold backed currency. Social norms were radically different (single income households were the standard/accepted, feminist movement wasn't in the picture yet).

Compare that to the state of the world now that is unbelievably more complex, full of market distortions that are responsible for making shelter approach a luxury good. A system that has had this amount of complexity added to it can't simply go back. It's very, very difficult to unwind the insanity that has been added to this system. There's too much at stake now, too many vested interests who want to continue this trajectory.

Key is low maintenance cost buildings near all the amenities one would need typically such as public transport, shops and employment. I dumped 4 rental properties in the past 6 months before interest rates went up, now I'm sitting liquid. I have 2 left that are locked in at 2% until 2025.

Depending on their debt, they could get liquidated fast and become homeless. I was only making 9% yearly on my units once I paid property tax, maintenance, condo fees and vacancy times, that includes property appreciation and rental income. Which is gross, pre tax. I used the profit from my units to buy family farmland out in cash.

I think rates are going up to 10% and small real estate speculators are going to get fucked.
