It depends what assets you have? Say if I had zero cash, but a 2 million dollar home paid off then I would take the zero debt and zero cash. Duh. Now if I had 500k in cash but owed 100k on the 2 million dollar home, then I would take the 500k cash and 100k debt scenario.
