It's pretty smart actually if your patient it can be very lucrative. I think your renting out right now so here's what a lot of people do in America to become financially independent and not work. First you gotta work to make money then buy a decent house using either an FHA loan 3.5% down (but I'd advice against this becouse intreast rates are gay rn and you'd have to wait a year before renting the thing out) or getting an investment loan which is 15% down payment. But a 150k- 200k decent liveable house and rent it out for like 1.2k-1.5k and continue to live in your rented house and work on paying it off. Then once it's paid typically 3-5 years you buy another one now at this point you can buy a better house that's like 250k-300k in a good part of town and rent it out for $2000 or more if you'd like preferably. Then you just rinse and repeat 3-5 years later that home is paid off within 6-10 years you have 2 homes. Then after that I recommend only getting new homes because there most likely going to have less issues for like 250k-300k your 3rd one should take much faster to pay off and eventually you'll have 5 homes which is where a noble American usually stops buys his own house to live on and lives off that 8k-10k a month. Others with ambition keep going which is why housing prices are skyrocketing and big financial institutions like blackrock are doing it to. Since the crash in 2008 this has become the most reliable method to make money.

If you buy a house using credit you do not truly own it. You are renting from the bank with the expectation that after 30 years you will own it. This is better than renting as a renter will never own his accommodation and build up equity.

If you get a mortgage you will still end up paying much more than the listing price in the long run. You are betting that house prices will go up offsetting that loss. Whether that happens or not is doubtful, personally I don't think current incomes can support further increases (not in the UK anyway).

Elites pay in cash, they don't use credit and enrich their lenders by doing so. Mortgaging a property used to be done in order to free up cash as a last resort to avoid bankruptcy. If renting is more expensive than mortgaging, then I would prefer to buy, but if buy to let is a huge thing like it is here in the UK, you are really just financing another person's mortgage and lifestyle- the literal definition of financial cuckoldry.
