It depends where, you can be pretty comfy in most of the world with only 2000$/month, so somewhere between 500k to 1M depending on your investment supports.
Either just buy Oil/IndustryMining/etc high dividend stocks and forget about it if you just want a constant stream of income and don't care about holding bags in the red, or indexes if you want a much better growth.

That is a good question, gated communities are expensive but VERY safe to live in.
Florida has a lot of retirement only gated communities.
I would imagine a few hundred thousand for the house then 1-2 thousand per month for the security and access to the club house, gulf club, pool, gym, main building, etc.

Even with a house owned outright $30,000 a year in dividends isn't going to be nearly enough to retire on. First off, it's not like you're getting all of that $30,000. You still have to pay taxes on it so your actual take home will be more like $25,000. On top of that, every year you still have:

Utilities
Food
Property taxes
Insurance
Home maintenance
A car and it's associated insurance/gas/maintenance
Misc. monthly charges like gym memberships/netflix/hulu/etc.
You also better hope nothing ever goes wrong medically

All of the above will certainly eat that up your $25,000 each year leaving you with almost no financial cushion aside from having to dig into your nest egg which you obviously wouldn't want to do. That's not to mention that while it may be technically possible to live on $25,000 a year if you're frugal enough today, inflation will eventually fuck you over. In 20 years $25,000 may only have the buying power of what $12,000 does today, if even that much.

Long term capital gain tax is 0 if you make under $40,000 a year afaik.

Basically house + $500,000 and you may be able to live with some dignity. In reality it's house + a million due to market fluctuations, health insurance (missing from my chart), etc. This also assumes you are doing all your own repairs, cleaning, house maintenance, etc at 90 and have zero hobbies / other expenditures. This is to not walk around in ripped clothing.
