How is the housing market so bad? I've looked at several houses that are nearly 500k and, while the properties had ~2-7 acres of land, the houses have been fucking abysmal. Floors nearly caving in, mold on the walls, etc. What the fuck? Do people actually buy these pieces of shit for any reason beyond tearing down the homes and making new ones? And at that point why would you not just buy an empty lot and do the same thing? Why are these pieces of shit 400-500k????

No. The owners just list it a fantasy prices. Had a neighbor that listed his shack at 1.5 m, sold it for 280k

why waste peoples' time? why not just be upfront with what you have instead of listing exorbitant prices and being deceptive with photos?

the vast majority of property owners are deluded boomers who would rather list at whatever they think the value is rather than any number which has any kind of logic or actual reasoning behind it. they all think they're geniuses for buying their property in the 80-early 00s and now list at covid bubble valuations.

as a tip, once the market starts getting even more rough:
>go to a few viewings for these kinds of properties (listed above expected value)
>make an extreme lowball offer
>say you're seeing similar properties in the area and that's the price sellers have been showing interest in
>you like this one the most but you have already made the offers elsewhere and are in late stage discussions with two of them

then sit back and watch them fucking squirm. you don't even have to buy the property if they accept the offer, just tell them you got a better deal elsewhere.

Depends on your location, I suppose. I've spent the past two days at open houses and while there are stinkers many people will renovate before selling (which means they can bump up a higher sale price, or sell more quickly).

It’s debt. This is what happens in every market where demand is inflated with debt. Houses are going through the same thing university degrees are going through, only worse because BlackRock doesn’t buy up university degrees and restrict supply, an action which would be illegal by the way.
