Could I get some opinions on a realistic lowball cash offer on this house? Some info: the interior has not been updated since the 1980s, the roof of the carport and front porch are dilapidated, the gutter downspouts have fallen off, driveway was not maintained, wrap around porch needs tlc, and perhaps most importantly the house has been on the market for 4 or 5 years. Offer them $55k cash and their counter should be the lowest they would accept. Though it's probably a dumbfuck boomer thag knows that he's got and he'd be "insulted" by the offer.
