How come Japans housing has been in a bear market for more than 30 years and yet everyone I talk to says Japan is the most expensive place to buy a flat?

Because they all want an inner city apt instead of commuting by train.

Cost of building materials is also absurd.

Yeah I meant to say Tokyo or Kyoto not Japan. My chart is about Tokyo. Flat prices have also been in a bear market since 1989 even in Tokyo which means no sense because everyone says Tokyo is the densest place ever

The housing thing is because in japan you don't buy a house, you build them. You will never sell a home there, only material to build a new one.

I bought a house recently in japan even though it will depreciate to zero. The land will still be worth money in the future and my mortgage is almost the same as what I was paying for my apartment maintenance fees and parking space alone. Comfy 0.7% rate.
