I need to get a house to support my parents and my future wife (for when I get married), our current one isn't big enough.

I make 100k and have 40k in savings and just realized I'll have to work for ~10 years to be able to afford a decent house (at todays prices, assuming they don't go up..), at a AFFORDABLE mortgage rate. For my reqs the house would need to be around a mil...

I'm in the top 10% of income in this shithole country (Canada), and can probably get to 160-200k in 2-4 years hopefully (top 2% of earners) and still can't afford a house.

WHAT THE FUCK. I was always a happy go lucky guy, I'm actually depressed now..

I mentioned in the post that I need to support my parents and wife. And my bro and his wife visit for 4 months every year, so I need room for them as well..

My parents aren't really open to selling our current house, which we can get a million for. I don't see any other option besides that, and don't know what to do going forward..

Sounds like your parents are well established then. Why must they live with you? Buy a house for yourself and your wife. If they aren't going to sell the house then their decision should not be your problem. You can visit them and vice versa.

Boomer here

I tell my boys to get married. Marry some bitch with a good job. Both of you work towards buying a house. Don't freak out if she cheats on you, just pay her back by getting a gf. Keep working on paying for that house.

worst case you get divorced and she takes half and you still come out way ahead both on equity and your credit score. The two of you together made more than you ever could have apart.

but I don't think you guys do that sort of thing, so I don't really worry about it. You're too good to do what your parents had to do to get a house. So you don't get a house.

Explain yourself because the tax breaks for marriage are nowhere near enough to believe this is true. WTF are you talking about.
>worst case you get divorced and she takes half
That is in no way the "worst" case scenario. Again, wtf are you talking about. I know a guy whose wife got into a car accident, got addicted to pain killers, went certifiably psychotic, took "her" children out of state to a location not known to the man, and then kept the kids off the grid in a remote town while he spent years working his way through the court system at his expense to get them back. It ruined his life. So WTF are you talking about.

I'm talking about buying a house. You can't afford a house on your own. You can afford a house on double your income. So get married and double your income.

I didn't say have kids, I didn't say stay married to a woman that quits her job. I said get married and buy that house the bank won't let you have on one income. What you do after that is none of my business, entirely up to you.

How it works is you aren't even building equity in the house for the first 6-10 years.

but that house is going up in value by tens of thousands of dollars every year, perhaps hundreds of thousands if you're not in a flyover state. So you wind up making say a third of a million or half a million when you get "divorce raped" and have to sell the house.

Lucky you, you get half of that. So instead of making $0 renting, you made hundreds of thousands in a bad marriage. And hopefully you got laid.

if you get "stuck" with the house in the divorce you came out even better off, because now you're a single man that can't get a mortgage on his own income, but you own a house.

I talked to my mom, she said we still have like 100k in mortgage left.. I don't think my dad will be able to pay it off. Fuck, I'm so stressed now. Checked some mortgage calc and most I can afford is some 380k shack in the middle of nowhere.

I'm looking for a new job, but doubt I can get anything above 150k in Canada as a junior.
Maybe will move to the states and make bank (x2 what I get here), then come back and retire parents and get a place.
>>55029617

>>55029672
I will pray to God I find a solution. Have a leg day tomorrow, going to go extra hard, take my mind of this shit. Hopefully don't get snapped up.

I think the only way forward is to either 1) head to the states, come back after making bank. or 2) just getting a new job here, and saving up for 5-6 years till I can get an affordable mortgage on a decent place.

that's getting difficult anymore.

My wife hasn't worked in 20 years, but I'm a millionaire in the US. And if I had to buy a house right now, I probably couldn't get a loan. I don't have enough income by myself to do it anymore. They just cost way too much.

Canada is such a shithole country, literally to get 200k in take home pay, you need to be making 360k... So, to afford a million dollar house, with a 800k mortgage (200k down), 5k per month, you need to make 360k a year.

And get this, 360k is in the top 1% of earners, BUT, the average home price in Toronto and surrounding cities is 1m. So... WHO is buying?
Such a scammy, corrupt fucking system.

>> No.55029871

In the US you'll pretty much never wind up paying someone else's mortgage unless you're a rock star or a billionaire. And if you pay most of the mortgage you'll be awarded the house in court because she can't afford to keep it.

if you have to sell it you still came out ahead vs. renting. Not sure what part of that you don't understand. I've been divorced twice, I came out of both of them with more than I went in with. Most men do. The money isn't the problem in a divorce. Having kids is where it gets crazy.

the courts don't do anything in US divorces anymore.

they order you to hire a mediator and hash out a deal, then they rubber stamp it. It's just a negotiation for an even split of assets and debts.

child support and custody is where men actually get screwed, but even that depends. I fought for custody of my kid and got half, with $150 month child support which was no big deal. A lot of guys get zero custody and huge child support. But having kids is a choice and people that care about money usually choose to have few or none.

He's sorta right. I live in Colorado. Houses in my town start at $650k or so. A quick internet search indicates you need a household income of 1/4 million a year to get that mortgage. The average wage in my town is $35k. So you'd need almost 20 people to go in together to buy a house here.

it's not a reason to kys yourself, but there's a lot of places where you just can't afford to buy a house anymore, even if you're moderately rich.

Lol, op. I am 35 and been living in my parents' house in Toronto for the last 2 years. At one point I worked a low six-figure job - 150kish but the vaccine mandates put a end to that.

I am getting married this year and my fiance and the rest of the clueless in Canada are finally waking up to the fact that real estate is a runaway asset that is going to fuck them over - it's like somehow the violation of bodily autonomy never bothered them, but now they can't afford to buy their detached bungalow in the burbs, they are all up in arms.

Anyways, normie psychology aside, the houses in my parent's neighborhood in Toronto recently are going for 1.2 million.

I still don't think housing prices will go much higher - unlike most people I don't think interest rates will come back down for some time so people rushing into the market right now are the last pigs to be slaughtered.

My plan right now is to get a job in the U.S. and if its good enough I will convince her to leave with me, at least for a while because I really do not want to contribute to this system and pay taxes to it.

The taxes are an actual joke here man, 200k income means 120k take home, lol. What's even the point of trying to raise income if you actual take home hardly increases. I make a little over 100k, and my wife makes about 50k. We tried to buy a house for 5 months and failed miserably. Her parents are doctors, and she's kind of a low iq brat, but she is good-looking and 10 years younger than me. We bid a bunch of places 20k over asking, but they are all going way over what the bank will finance. People are loaded with equity selling shit condos they bought 10 years ago for 80k for 300k. Anyways my wife acts like we're poor now and is starting to resent me. When she was a kid, she wasn't allowed to hang out with kids who lived in apartments. I grew up in an 80% black ghetto with a NEET mom. She puts on a big act like we're missing meals or something because im putting money into savings. She pays no bills outside of a token $500 she gives me a month that doesn't cover her car payment and insurance. She has no idea about our budget and finances. Also, she is pregnant. Im pretty sure she's going to jump ship as soon as she can and get my child support because she needs to own a house with a big yard.
