OP is somewhat correct. It seems that we are entering a non-stop inflationary period similar to a lot of lower first-world countries, despite what the fed says. I see a few scenarios that could play out:

1. Hyperinflation: For this, buy a home ASAP. Your mortgage price will stay the same, your home will increase in value, and you will be the one who "got in" before being priced out. Banks will likely collapse or debt will be restructured, and you win.
2. Slow drip inflation (most likely): Same as above. This is how boomers made out hard, but it will be faster than their very slow drip inflation wins. Buy a home ASAP.
3. Recession: People will lose jobs, the money stops printing. This is the smart move by the fed, but it's unlikely to happen. That printer needs to run for the sake of growth and saving face. When this happens, as long as you aren't over-leveraged on your mortgage and have a high DTI, you will come out on top. Idiots pay 40% of their take-home in mortgage will lose their job, go into foreclosure, and get fucked. Buy a home ASAP, or just rent.
4. Depression: Same as above, but on a much larger scale. You should still be fine if you have a real job (not middle management, uber, sales, etc.) and a low DTI (maybe 25% max). Buy a home ASAP, or just rent.

Keep in mind that the US is in saving face, attempting to maintain the illusion of world financial power. To do this, they WILL print more. Act accordingly in terms of taking on a mortgage. Ultimately, if you can get in at a 6.5% rate or lower, and keep your mortgage payments under 30% of your gross monthly income, you should be fine to buy. If you don't, there is a good chance you VILL live in ze pod in about 5 years.

People still have jobs. If/when that changes you will see buyers dry up as inventory rises due to people selling their Nth home, home buyers already cutting it close throwing in the towel, and over-leveraged Bigger Pockets enthusiasts getting their teeth kicked in when they both can't refinance and their tenants are experiencing hard times of their own.
