Holland is significantly nicer than Lansing or any city with a significant number of blacks. I live in a nice, prosperous, mostly white Midwestern town of 50K with cheap housing (I bought my 6br/3ba house for 130K in 2020 and it wasn't a fixer upper). I will NOT share my town's name because I want it to stay nice, prosperous, mostly white and 50K population.

Is it better to just rent an apartment and throw tens of thousands of dollars into index funds at this point? At least I can get 2X returns on that every 7 years. Yeah I'll be living in apartment for 10-15 years but why put $300K into a house (with interest) when I could simply pay $1000 a month for an apartment and sock everything that I'd otherwise be putting into a mortgage into the S&P 500?

Figure if I put $35K a year into the Index fund, it'll accumulate to >$2 million in 20-25 years.

rent vs. buy depends on your location and situation. If you're somewhere like Silicon Valley where prices are dropping because of layoffs and less compensation and you're only going to be there a few years anyways, then renting makes a lot of sense.
