That asset is now worth more.
The interest on that debt is costing 250 bps less than the yield you can earn at present from keeping the same amount of money in t-bills. The slower you repay that mortgage, the more profit you generate off this spread.

If you could hedge away the valuation risk on the real estate itself, the debt is purely a profit stream for you. It's an asset.
Realistically since you likely live in the house, the valuation is irrelevant - you'd have to pay living expense at prevailing prices no matter where you lived. So you don't actually even need to hedge that away.
