$30 mil is great but you still have to be reasonable with it. I would buy 2-3 properties… a modest apartment in a tier one city like NYC, an isolated cabin somewhere in a deep red state with land, and a primary residence of decent size. I’d keep a minimum of 20 million invested in income producing assets or growth stocks
