i am a single white male who uses two rooms at max. it would be nice to own a home but it would be complete overkill and the majority of the house would remain untouched. i dont want to deal with HOA. i dont want to mow a lawn. i dont want to be locked to one location, and i certainly dont want a 10-40 year mortgage having over my head for a home that isnt used.

CT here. Assistance for me is a low interest loan (2nd mortgage) at 1% up to $20k to cover all down-payment and closing costs. House is $240k (appraised even higher). Worked out to be about $50ish extra per month rolled into my mortgage payment, which in my opinion beats squirrelling away money of several years to save for down-payment plus all closing costs.

depends on what you qualify for. I make ~95k and not married (engaged) so I pretty much just made the cutoff. had I been married, our combined income would have disqualified us.

there's also USDA loans that offer 0 down programs if you're in a qualifying area.

How does the house owner cope with the fact that I slowly deteriorate the "value" of their asset every day?

There is a maximum you can charge on the way out the door and I have learned that they take it anyway so may as well leave them a piece of shit to deal with too.

And because they up the rent every 6 months I make sure to only stay a maximum of 1 year, you house owning assholes lower the price to get a new tennant in, I've seen you do it. So fuck you, you deserve nothing. I do not pay to be an employee, I pay to use your piece of shit box on dirt.
