With interest rates the way they are it probably makes sense to rent unless you have a huge down payment. mathematically mortage + insurance+ tax+ repair vs rent and invest the difference wins in high interest rates

Renting isn’t even that bad. I technically rent as my parents own the house and rent the room out. $1200 a month but it’s a deal compared to everything else. They then reinvest that money back into the house like new kitchen cabinets or recently a new tv. It irks me that sometimes they use the rent money for month long vacations but I get the house for a month long, still have to venmo first of the month or my dad/landlord blows a fuse.

>renting forever doesn't mean failing

Is it fucking does. If you are renting forever, you can't work forever. The only way to survive this way is to have a massive retirement fund to pay for rent throughout all of retirement, but if you have enough money to put aside for that much retirement, then you could have just bought a house that you owned. But enjoy fighting landlords until you are in the fucking grave, and leaving nothing behind to your family

What an odd thing to suggest. If you are renting property, then by definition someone else owns that property. How then are you not failing, at least relevant to them? They own property AND they're collecting your money.

How hard is it to buy a house? What are people doing with their money that they can't save up $100,000 in 4-5 years and get a mortgage for under $700/m?

I take home 60,000 a year after taxes and I spend probably 20 of that between bills and leisure. Like, what the actually fuck are people doing with their lives? In 12 years I'll have enough money to live almost entirely off dividends. I plan on getting a fun, part time job that I can do until I retire.

What am I not getting here?

People are mind blowingly retarded with their money but they will never admit it or seethe at the thought that they mishandle their money

It's like telling a parent how to parent their kids, it makes people salty because they get called out for their incompetence.

Most people are incredibly stupid with their money. So stupid that it's laughable. There's a possibility of there being people who work at McDonald's and unironically live a more comfortable life than some "rich" faggot, who make 10k per month and have 9.9k in expenditures. The rich faggot slips up even slightly and his life falls apart. The wagie loses his job and has months of backup collateral. "Comfort" is subjective here, comfort being sure the rich faggot drives a nicer car and has a nicer house but any two fuck ups in a row and it's over.

Owning a home is a lifestyle choice, not an investment. There is no guarantee that your home will grow in value or that the town you live in will remain a desirable place to live. Your home will most likely determine your job opportunities, choice of sexual partners, which school your children may attend, etc. The biggest costs in our lives are opportunity costs. If given the choice between renting while working a $150k annual job or owning a house with a $90k annual job, which would you prefer?

Last, a house does not pay dividends. On the contrary, you will need to pay for insurance and maintenance.

If home ownership is attractive to you and fits into your lifestyle, by all means go ahead. But doing it for purely financial reasons is a misguided notion.

Then once you pay off your home you rent your home and buy another home with that rent. Shill renting all you want, yes you can name many attractive reasons to rent RIGHT NOW. But when you are too old to work, I hope you have enough money saved up to put 2000 a month just to not be on the streets, and that price can absolutely go up at a moment's notice while your income remains fixed

I know a passport bro who makes $167k a year programming and he still chooses not to buy a house and just rent because he's too mentally ill to stay in one place. It's embarrassing, really.

I guess it's a mindset. I'm 33 and have basically everything I want, all i want now is freedom. I understand wanting to buy a house but, frankly, I enjoy moving every few years. The idea of living in the same house for 30 years or the rest of my life seems silly to me.

However, that's my choice. But I could seriously buy a house cash, outright right now.

Frankly, the only thing that's really important to me in any place I live is that I have a nice kitchen because I love to cook. Maybe being able to cook gourmet quality food at home everyday keeps my desire from going out often?

IDK, I'm a simple guy. Buy a new PC every 4-5 years, I have a nice mountainbike, go rock climbing and I enjoy car camping in my 10 year old Acura MDX. I got it for $13,000 a few months ago, paid cash and I plan on getting at least 6 years out of it.

I eat well, I have luxuries and I travel all on 20,000 a year. Where does peoples money go? I just don't get it. I look at peoples income and I literally cannot understand why they're poor. Maybe poverty is as much a mindset as wealth?

My next purchase Is I'm going to spend ~$3,000 on a new PC at the end of this season so I have something to do this winter and I'll have that for 4-5 years. That's $600 a year for hundreds of hours of entertainment. Literally, my PC probably costs me under 20 cents an hour. How do people spend all their money

>>54470800
keep coping. Aside from maybe having kids, what "other obligations" are you talking about? I have 3 "obligations" Going to work, paying my bills and investing in my financial freedom. My apartment is $900/m for what I consider a nice 1BR. I see 2 bedrooms frequently for $1300-1500, 2 people could split that easily whether with a partner or a roommate.

What do you blame being poor on?

You could just invest in REITs if you want rental income. If you invest aggressively enough you'll achieve financial independence very quickly. Again, much easier to do if you can easily pivot to higher paying jobs in other locations.

To be clear: if you like your house and where you live, then you made a good decision. If you live in a house you hate in an area you hate, and you've done this purely to build home equity, then you chose poorly.

this is definitely more brazen than all the "walkable/bikeable cities" propaganda that has been popping up a lot in the past 2 years. its all a scam. they build expensive hot junk that resembles a college campus. enjoy $2500/mo rent for a 600 sq ft pod but theres a pool table in the lobby and a shitty gym. and youll be close to 100 yards of a sidewalk that is called a "trail" and some new faggy "food hall" so that is supposed to be worth it, right? oh and people still will drive everywhere anyway. oops!
