I owned a 1,400sqft 3bd 2ba ranch as a single man from age 21 to 25. I generally agree with you because:
1) Working full time and taking care of a house is a lot of work. Especially if you work mon-fri 9-5. Leaves in the fall were the worst because it was dark out by the time I got home and weekends were weather-dependent. I'm older and married now - having a partner to split household chores helps A LOT.
2) 3bd is just unnecessary as a single adult and anything less is usually a bad investment. You'll pay more in interest and taxes on a 3bd house than you would in rent on a 1/2bd apartment. Financially, it just doesn't make sense unless you rent out rooms.
Age 25 - 28 I rented a 1bd apartment. Plenty of space for me, saved a lot of money, and I had more financial freedom since my net worth wasn't tied up in home equity.
Age 28 - 29 I owned a 1 bd condo. Way nicer than the apartment for the same monthly cost, but life comes at you fast and I got married. Had to sell for something larger and ended up losing a bit of money in closing fees.

I bought a house as a single man in 2012. Previously I had upgraded from a 1 bedroom apartment to a townhome for the garage. Because racecar. Renting a garage separately would have cost more. The mortgage payment for a single family starter home was the same as I was paying for the townhome and fixed for 30 years, plus I would get a bigger garage and proper driveway and I would be building equity instead of pissing money into nothing. I've owned 2 homes before the age of 28, currently building a third. My BEST advice is to rent, save, stay mobile, and not buy into the meme of purchasing a home if you're not married w/kids. My logic:

- The money you invest as a down payment is going to be tied up. Markets are unstable, and you will lose months trying to sell your house if you need to cash out. Don't do HELOCs.
- Your woman needs to be "ride or die" and follow you through renting, living in a trailer, whatever before she lives in a nice ass house with you. That's a great way for her to prove her loyalty.
- You need to be financially liquid. Take risks. Do a startup. Quit the job and live on your savings while you learn a new skill. Etc.
- Buying/selling/maintaining a house is a big job, and takes time away from the above, which is more important while you're young.

that's what happened to me in 2020 lmao. 2-3 weeks after closing on a property, got shitcanned due to covid panic -> govt shutdown absolutely crushing the business I was working for. Prob 75% of the workforce got liquidated in the span of 3 weeks. A few days later I was back to living with my mother 200 miles away and working a different job.
