I feel like a lot of this comes down to just petty fights over stupid crap that would be bad in any business. If you owned a restaurant and some customer complained about the food and didn't pay for it, are you going to waste your time arguing with them because they wouldn't pay you 20 dollars? It's just not practical. This tenant, if we assume he paid a year lease, would have paid well over ten thousand dollars. And this landlord is wasting time worrying about "repairs" that would cost maybe a few hundred, they would be free if he would just spend an hour of his own time cleaning and putting some plaster over the hole in the wall. And bought a new garage remote which costs 10 dollars. Move on and find a better tenant. I know that is easier said that done. But, even if we assume that every tenant is like this, you still profit an insane amount of money. Just petty fights and stupid business practices. Everybody in this situation is terrible

Usually any rental will involve a deposit, so even if the tenant trashes the place the landlord won't really have lost any money. If you rent a place out and you can just walk away from it for a year, even if you have to clean it up and pay for some repairs when the tenant leaves, that is a pretty good profit. Of course if you are still paying a mortgage off then the only ones who benefit are the bank

a one month deposit even on a cheap place will usually be around a thousand bucks minimum. I have seen some renters really trash places, but 99 percent of the time they just don't clean and leave some stains in the carpet or they have a hole in the wall, things that would take just a few hours to rectify. It's just not sensible to worry about that kind of thing when you already have a one or two thousand dollar deposit. I think a lot of landlords see a dirty carpet and a chipped counter and they get angry and want to have a fight with the tenant, when it's just part of the business. You can't realistically expect to rent out a place and have it returned in exactly the same condition, and the deposit is very good protection. With almost any other business, you have to show up every day and actively do the work, and there are always lost profits, things are thrown away, expired, etc. But with landlords they just get money every month, and then they act like it's a crime against humanity when they have to spend a few hours cleaning carpet and painting a cabinet, it's just very strange.
