Paying a property management firm to handle a single property is infinitely easier than managing any multi-tenant, multi-property affair. Even if you were stupid enough to have a manager that didn't handle property maintenance and tenant litigation on your behalf AND stupid enough to not have a bullet-proof lease agreement, just the single-tenant situation is infinitely easier than any multi-tenant situation, let alone multi-property
