Office REIT is single handedly the worst investment anybody can make right now. Banks are failing, AI and work from home revolutions, four day work week coming, businesses decentralizing...

soon enough, all those empty offices will be partially converted into apartments.
boom.
company towns again.

A company town is just a 15 minute city which the zoomers love. They can go to the ping pong pod on break and when they get hungry they can eat some chili fried grasshoppers at the "office cantina". Then they bike home to their pod for a nice sleep.

yea but just imagine, but instead of a 15 minute people can ride a bike, it's all vertically shoved into a skyscraper, some floors for restaurants, one floor for walmart, bunch of floors for apartments, and a few floors for offices

Decoding...
>that is not like unlike always
>that isn't as is different all the time
>that is not to say dissimilar from forever

What he's trying to say is that nothing has changed, or that the current situation is not unlike prior history.

>> No.54308474

I'm always buying public storage REITs. I don't see a reason to purchase any other type right now.

I re-read the pic again, still have no idea what he's trying to communicate.
did trump write that or is that how all new yorkers speak?
>that the current situation is not unlike prior history.
the only thing I was able to take away was 'new buildings good, old buildings bad' and I'm not even sure if that's the right interpretation.

>rents are 50% higher
>leases are up

Why would I, an office space renter, spend 50% more of an insane bill in NYC when I can simply decentralize my work base and offset costs to the cloud for a fraction of the original price?

Appearances mainly. Imagine telling someone that the CTO's office looks like this with a straight face because they WFH. Offices at least give a venir of professionalism which ensures investors don't get scared. Especially after the FTX and Bankman-Fried fiasco, investors are going to want to make sure they're not dealing with videogame gooners anymore.
