I'm a real estate agent. The real estate situation is not as bad as they make it out to be. The millennial situation is much worse than they make it out to be, though.

These people want to live within 10 minutes from the best or trendy part of town, in a white neighborhood, close to their work, have an open floorplan with at least 3 bedrooms, 2 bathrooms, a 2-car garage, fully updated kitchen and bathrooms, new laminate flooring throughout, fresh paint, no structural or water problems, new roof, new HVAC, and they want to get it on a 95% loan.

Realistic people (a veeerrrrrry small minority of millennials) will compromise on one or more criteria. Easiest way to get a good house is just start looking more like 25-30 minutes away from where you work, instead of 5-10. Or, you could look at a house that is in worse condition, but that's not going to be any more affordable, since repairing what's wrong with it is going to be cash out of your pocket eventually.

Stupid buyers think they can just wait it out and find "the perfect house" eventually. The perfect house that they can afford does not exist. Either they must save up a larger down payment, or they need to get real. Many of these people have dropped out of home-searching and become terminal renters. It's sad to see.

My dad grew up in a neighborhood where houses in there today are selling for $900,000-$1,400,000. Last I checked in, an Indian sold his childhood home to another Indian. I sold one house in there (a different one) to an old white boomer couple. The sellers were Indians. At least in my area, these high-end boomer houses are selling just fine, just not, generally, to whites.

This is really good, but not as easy as it seems. Duplexes require a slightly different loan than what you'd get for a SFR. Harder to qualify for the same amount because IIRC, it depends on cap rate. The biggest challenge is that the multifamily homes in good areas get snatched up FAST. Sometimes they're sold off-market. You can find any number of duplexes in nog neighborhoods, but in that situation, good luck with...literally everything.
