PSA to all landlords: ALWAYS include a tipping clause in your lease agreement which allows the highest bidder (i.e. tipper) to win the lease. And ALWAYS include at least 2 months deposit up front.

this. the cost of living is effecting us all equally. everyone needs a little more and tipping makes all the difference, whether that is tax, rent, meals or even gas and electricity. i know a guy that even tips his boss every month (he puts it in the petty cash box). don't be that guy, just tip.

Yikes bro. That’s it? It first month plus 2 deposits plus $1k eviction deposit to be charged in the event of eviction. Lol make them pay for their own eviction. You still need a deposit for damages and a deposit for last months rent since it takes 30 days to evict
