Ye I am. I grew up in Florida and moved here a few years ago after college; it's so primed for growth. The city itself has lost a million people since its peak in the 50s and there is so much room to infill that population loss.

As noted in that map I posted earlier, the "civilized" parts of the city are growing at a rapid pace; places I wouldn't even think to go a few years ago are now the hip, cool places and the hip, cool places from a few years ago are now so unattainably expensive to buy in that they're as nice as the blue-chip neighborhoods that have always been wealthy.

Most of the population loss over the past several years comes from the South and West Sides - the area where most of the crime is coming from. The "good" parts of the city have only gained in recent years. Couple that with a shift toward urbanism/city living for young people + climate concerns across the rest of the country (might not be an issue for you, but it is for a lot of people), and Chicago stands to benefit greatly from a lot of these trends.

Additionally, look at companies like McDonalds and Allstate - they've moved from massive headquarters in the suburbs to smaller buildings downtown and I feel like that trend is only going to accelerate as we shift towards more remote work. Lots of f500 companies haver massive suburban campuses that are vitrually empty - it makes much more sense to set up a smaller, more luxurious, hybrid office space downtown so you can recruit from the entire metro area rather than just the suburban area you're located in. Another hugely optimistic growth trend for the city specifically.

Safety is the only thing we need to see growth skyrocket.

Yeah super intriguing. The redevelopment of the Michael Reese site into Bronzeville Lakefront is huge. Picrel. Very Live in le pod-esque which urbanists love.

Only problem w/ the south lakefront is your options for transit:

need to connect from a bus and still sketchy as fuck
>metra eletric/south shore
runs on way to low of frequency and sketchy as fuck

Converting the metra electric or part of it into CTA-style heavy rail solves this and makes it much more livable.

Then obviously with the exceptions of kenwood/hyde park the further south you go, the sketchier it gets. Im whiter than printer paper so I'd stick out there like a sore thumb.
