Daily reminder that finance and economics are pseudoscientific make believe garbage and capitalism is inherently unstable, exploitative and unsustainable with a built in expiration date. Ever escalating recessions, poverty, debt, wealth inequality, monopolies, disease, pollution, exploitation, slavery, conflict and wars are fundamental, necessary and intended principles of it, NOT glitches. Greed, selfishness, lying, cheating, stealing, competition, conflict, slavery and war are behaviors highly encouraged and incentivized under capitalism. It is LITERALLY cancer and i dont mean it metaphorically, i mean it literally, it shares the exact same functions and principles as a cancer cell.

The freer the market the more enslaved everything and everyone else is and the more blood sacrifices need to be performed to "the Line god". An economy needs to be as regulated and planned as possible to serve the living beings needs and desires and be able to be adjusted according to our needs at any given moment/period. finance and stock markets are incompatible with life and are in direct competition

Implied volatility (IV) is one of the most important concepts for options traders to understand for two reasons. First, it shows how volatile the market might be in the future. Second, implied volatility can help you calculate probability. This is a critical component of options trading which may be helpful when trying to determine the likelihood of a stock reaching a specific price by a certain time. Keep in mind that while these reasons may assist you when making trading decisions, implied volatility does not provide a forecast with respect to market direction.

House price appreciation averages 3.53%
S&P appreciation averages 9.87%

20000*(1.0987^25) = 210381
100000*(1.0353^25)-20000 = 218042

Assuming a 25 year mortgage with 20% down-payment on a 100k house, and somehow rent and maintenance only covers the mortgage.
Compared to 20k directly into ETF like VOO, real estate will outperform an ETF/Index Fund before you even take into account rent rising substantially over the 25 years, as well as rent obviously being far higher than what you need to cover a mortgage.

This is purely because of the leverage afforded by a mortgage. Is there any similar product that allows such leverage at reasonable interest rates for ETFs?

Yes, housing is a great investment. You're missing the depreciation tax benefit that you get as well.
There's nothing that'll give you the same cheap leverage as housing. You can take out margin loans to leverage your initial investment, but if stocks decline in the short term you might get margin called. Long term, large ETFs tend to reach higher and higher floors as inflation, growth, and re-invested profits propel them forever higher in dollar terms.
There are leveraged ETFs, but those rebalance the leverage continuously so they'll get crushed on any decline regardless of how well they perform during the bull years. Some leveraged ETFs do still have competitive performance over extended periods despite the risk though.

Should be noted that while housing is generally great, there is some timing required there too. It's also dependent on the continued population growth in the locations you purchase. Past results do not guarantee future performance.

Real estate has some unique aspects:
1. If you buy in a "no recourse state" you can get margin called with no bankruptcy. Just mail the keys back to the bank and tell them to fuck off. They ruin your credit for 7 years but they can't take any money in your bank account. CA is a no recourse state, for example.

2. 500,000 tax exemption. Live in a house for 2 years as a primary residence (not a rental), and if you sell the house for 500k more than you got it, its tax free.

3. Tax deductions on mortgages while holding it. You get to deduct your margin loan interest fees.

This is why boomers are so fucking rich.

Its unreal, this upper middle class neighborhood where everyone takes good care of their homes and then BAM, the black house.

Freaky thing is, one of the Black House's neighbors had their home burn down. The Black family has a troubled young kid (which means normal) and people are suspecting that he burned down the house.
Physically impossible for them to be normal.

I have signed the offer last April. While negotiating, Amazon was bragging that they sponsor people and it is a huge plus. I have chosen Amazon and turned down bunch of other offers.
After months, I got the work permit printed on my passport. I told this to Amazon and upon their approval I gave my resignation letter to MSFT. My wife also resigned.
Movers came to my house in India, did the initial survey. The plane tickets to America are purchased. I even have chosen my alias. 2 days ago, my new-manager-to-be contacted me and told me he is looking forward to having me in the team.

And yesterday, Amazon cancelled the offer.

They are still sending me bunch of on-boarding emails.

As a compensation of their cancellation, they are offering me 1 months salary.

My holiday is ruined, I started to apply to bunch of jobs but people are all OOF for the holiday season. It was the perfect time for them to eff someone like this.

Everything has gotten worse in the last 2 years. Haven't seen any of that 'infrastructure money' that increased inflation. Weird. But in 2017 despite not passing the infrastructure act all the roads around me got rebuilt. Weird how everything was pretty good for a few years and now we're dipping down into shitty nigger nogger fear town.

i believe the core pce number on friday will cause rumors of 50 bepis and turn everyone bearish and wipe out all these gains. maybe dump to spx 3750 into the meeting next week.

then next week at the meeting jpow will still do 25 bepis and spx pump back to spx 3900 because he didnt do 50 bepis.

then next few weeks crab around until the cpi.

then cpi will come in extremely hot because since spr depleted gas has been going straight up (source: my local gas station). and the market dump back to spx 3500 or maybe new lows if people panic but i dont think they will but they might when they realize its not recession time yet but another wave of inflation.

positions: 50% BOIL 50% SOXS

good luck to all.

He's having a schizo spazzout because the BLS will use a single previous year's consumption weightings when calculating inflation.

So for example when traditionally they would've used, say, 2021 and 2022 spending habits to calculate 2023 spending, they'll now just use 2022. That will unironically make it more accurate because it won't distort goods vs. services.

OER and hedonic substitutions and whatnot are legitimate retardation though, we agree.

Reason?
He raised 25 50 75 75 75 75 50 so far
If the series continues 25 0 it will just be a work of art in its beautiful symmetry.
Considering that we have had zero interest and free money for the last decade, getting to to this point is no small achievement and JPow can then lean back and enjoy watching his work of art while the (delayed) consequences unfold. With no prediction as to when he will pivot - in fact, it is not necessary to pivot quickly. Above zero interest rates are quite healthy for the discipline of everyone involved in the economy.

Well "0% = deflation" refers to the change in *index* prices, not the change in *weightings*. Ironically this change to weightings will probably make CPI print higher!

Suppose we spend our money on either home office shit (goods) or Asian massage parlor "massages" (services). Each year they cost as follows:
>2020 Goods: $100
>2021 Goods: $200 (supply chain fucked)
>2022 Goods: $100 (supply chain unfucked)
>2023 Goods: $50 (demand is kill)

>2020 Services: $100
>2021 Services: $50 (lockdowns)
>2022 Services: $100 (reopening)
>2023 Services: $200 (wagie shortage due to vax tax)

Our 2023 CPI is down 50% in Goods but up 100% in Services. Should my overall CPI be 100%? Or only 25%?

Remember, I'm not spending any money on Goods in 2022 or 2023 (>>53409345). The way the BLS is changing the calculation, they're leaning towards that more accurate but higher "100%" value.

The last two times they mentioned the terminal rate they said it may be higher, they said that because they knew they needed to go higher but couldn't come out and say that without spooking the market. Some theorize that they need to raise the rate above the rate of inflation in order to reduce it, I see no evidence of that though. I still think we'll see 6%, but like my bro JPow, I'm data driven, and the CPI/Employment numbers will tell the story.
