As a 3300 sqft 4/2 homeowner on 20 acres, I find the idea of paying half my home cost for a 1/1 condo in an HOA a bad idea; but not everyone wants to or can live out in the country. However, if rent for a studio is that much of course it's a no brainer to own your own place where a mortgage would probably be less than $1000. Just do it anon, you can always sell when you're ready to expand, odds are you will at least get your money back; instead of watching your money vaporize paying rent.

Money is what it is; they have doubled the supply in the last few years. the USD is going to zero. You can buy that house for 500k now @6% or pay 3mil in a couple years @ 3.5% it’s up to you.

To add, a decent normal house in a white area is worth half a million dollars in current dollars. In ten years that may be two or five million. The real issue with housing is will the arena stay white? White areas will outperform as obviously they are more desirable. If the area is browned and the school district is comprised of mullatos and blacks the vale will be less of course. Still a 500k house will be worth 1mil in ten years but in an area that is still white it will be 2.5mil. Maybe 5.
