People keep saying the housing market is going to crash, but housing prices have already been going down because interest rates are so high.

Also, how do you know if a house is overpriced?

Pic related is 230k for a house that is fixed up inside and has 80 acres. Should it be worth less money?

I will say that I've been watching the real estate religiously in one town I'm interested in buying in
the homes on the market aren't cheap but they aren't moving either
most of the homes for sale have been up at least since the beginning of the year
slowly but surely markdowns are being posted
just saw one get updated today with a 10k markdown
I'm hoping for a rental property around 200K

Wyoming? Depends on the state really and what use the land is. Some properties dont have rules on what you can build on the land so you dont need permission to build big barns/garages and start your own business. If its for some cattle/horses and its in a quiet area that type of house/price isnt bad. Remember, further away from the ones that commit most of the violent crime, the better.

It's 6 miles away from town, which is probably about 10 minutes. It was built in 2020, so nothing will break down, and apparently it's used for something. What would you price this as?

This is pretty easy. If it is sitting on the market for a long time it is over priced. That means more than a week. Good deals are sought by everyone, so there are no good deals just waiting out there. It took me more than 30 offers during the last crash to get a house

It's a trailer so it'll won't appreciate in value, but the land sounds based. I would look into the zoning and if you could build another house later to replace the trailer. Might be miserable to live there in the winter. I don't know the market of central Wyoming, but I'd guess $200k would be a fair price right now.

How does that make sense? If good deals don't stay on more than a week, that means you'll rarely see them through your search. If that's the case then how long do you search and how is everything else a bad deal? That also assumes that everyone knows what a "good deal" looks like. I assume a "good deal" looks different to each economic class, or else millionaires already purchased the "good deals" and raised the price.

There needs to be something to define why the house should be a certain price.

A home should be 2-4 times your annual income. If a crackshack in the ghetto is 500k and the median income is 70k it is overpriced.

However the market can stay irrational for a long time and houses will sell for what people will buy them for.

That's a manufactured home that probably was around $50k to build. Although manufactured homes have gone up in price since 2020. Today it probably costs at least $100k. So what you're really buying there is the land. Is it worth it? I don't think so. Winters are pretty harsh around that. Not sure what you can do with that land. Gale force winds year round.

That home probably was around $400k to build back in 2005 but it's in one of the premiere areas along the Wasatch Front. But it's Mormon central so.. You wouldn't have to worry about any joggers that's for sure. But if you aren't Mormon you could be isolated from the community.

Prices have dropped faster than ever in history. But we want it now now now as if it should have 1 minute candles or something. Investors sold to investors, they’re backing out and we’re finally at the point where they need actual people to buy/rent houses.
