Damn. Hot water heater went out in one of my rental properties. Fucking plumbers wanted $1,800 to replace on a same-day call out so I did it.
Just paid my property tax bill of $3,600. Insurance due next month of $1,800. Fucking rent on the place is only $1,200 per month after my property manager takes his $150. (I am out of state and can't manage it.)
Paid cash for the place $214K but this 4% yield just kind of fucking sucks.

Similar boat OP, paid 230k on a rental making 1600 a month (raw yield: 8%, not counting repairs, tax, insurance). Honestly you're in better shape than a lot of properties in dense cities. I live in LA and my rental is on Ann arbor and I'm happy with it. Least you don't have niggers tearing it up with drugs and dirty living.
