unironically this is a good investment. Just north of some modern neighborhoods ranging $400k-$1m. That $ and development will slowly push across flagler into your area. Not a terrible area of miami either, you could actually live there and not become instakill by a Hattian tribal war party. That area is largely family residences, not condos or vacation rentals, which is good. Much more stable market.
FL will have some ups and downs in the coming years, many people overextended when moving south. I don't see houses in this value range being impacted as heavily as mid-high 6 & 7 figure properties in areas like Lauderdale.

(((they))) are why every soflo condo is either 40 years outdated or collapsing. (((they))) bought every building on the strip for pennies on the dollar at the end of the 80's and haven't spent a nickel since. Same with NYC real estate, largely the same players too. Don't need to spend to attract people when there is already a perpetual waiting list.

Miami is yid heaven, literally. One of the two places I've ever met genuine passport carrying chosen people, and the other is NYC.
The tight squeeze (((they))) have on soflo real estate is why I haven't moved there yet. People dont believe it, but the FL east coast is as bad as NYC when it comes to landlords whos last name end in stein or berg.
