The only way you’re getting a house is if you find someone with a low rate who lets you assume your mortgage. If your time horizon is 2 years then any investment is silly other than maybe a CD. because the odds your bond or cd interval times up exactly with favorable conditions to purchase will be slim.
You would be better served finding someone who is capitulating on their home price and willing to let you assume the mortgage. In the next five years you are fucked.
