It is happening worldwide. Here in Czechistan, we have the second or third most expensive real estate (compared to average income) in the world. Absolute ruins and shacks 30km outside of Prague are still going upwards from $400 000, with the average netto annual income being $15 000. Decent family houses in Prague can easily go for a million dollars. I have been tracking the number of properties for sale on the biggest czech website we have for it, for the last month. In one month, the number of apartments and houses for sale in Prague and Prague - West (which is a different cadastral unit outside Prague) increased by 7%. And nobody, except russki specoolators, is buying the overpriced shit.

North east and the north is dying (thank christ) and only old fucks, awkard and bitter people, or people mid-career and later live there. Everyone young and wanting to progress in life moved to the opportunity in the south and more generally the sun belt. New areas, new mortgages. Big demand caused big supply overshoot. Old areas, old mortgages. Old people with paid off homes dont want to leave or sell their homes with everywhere else being dumb expensive.

This chart is extremely deceptive because increased inventory is not 1:1 a crash in housing prices, some areas will see demand keep up with the increased inventory (many areas in the south will have this happen. Only region left that has hope and isn't straight decay) and prices will stabilize or even rise slightly (not by much tho).
Other areas wont get much supply but the absolutely shot demand (north east is the worst offender) will catastrophically collapse prices.

Add in inflation and yeah, everyones losing value on their overpriced wood; but id rather be where they are building too many houses than where they are boarding them up
