The stock market is out right now since it's tanking, keeping it in cash isn't great with inflation. Depending on where you are you might be able to afford a down payment on a rental property. Interest rates are high at the moment but you can always refinance at a lower rate as they inevitably come down. Otherwise I'd suggest $10k in I bonds and then another $10k next year.

If your goal is side income your best bet is a small business. You could for example buy $5-$10k worth of inventory of useful things, and start selling on Amazon. Or spend $2-10k on some laser cutters or plotters and start selling stickers. Or waterjetting, opening a laundromat, etc. But productive assets.
Second place after this would be rental property. Less income potential, but less work and less risk. Potentially a few hundred dollars a month (after mortgage, tax, insurance, etc), but will take legwork, maintenance, etc. Still 20k should be enough to get a downpayment on a small cheap place to start your landlording.

I can't predict the future, but likely sometime during the spring. With all the goings on in Europe it's going to be a rough winter.

In the meantime, UFB Direct currently has a 2.85% APY Money Market Account. Think that's about the highest you'll find, but the catch is that you can only move $10k in or out per month without a fee. Might be a good idea to at least put your emergency fund in there to minimize the impact of inflation.

My other advice to you is to go back to work. It sucks. I get it. But even if you do start a business or become a landlord or whatever for passive income you always want to have a safety net until you can be sure your new income stream can provide for you. And that means a job.

Here's what you do.

Buy a home and rent it out. Nothing makes money like real estate does. The returns grow faster, they're safer, and most importantly it's monthly cash flow. You need to create a cash flowing asset and real estate is were it's at.

Put a down payment on one home. If you're a first time buyer you might only need to pay 5-10% down payment. Works that way in Canada. Dunno about your state. If not you'll have to put 20% down.

Buy a house or 1 bedroom condo. (Not 2bedroom as don’t want troubles of having 2 people to pay the bill) Or even buy a pre development condo. This will be your new investment tool. Rent it out and have someone else pay down your mortgage.

What country are you in?

The down payment requirements are a little different but with 25k you'll be fine.

The rate shouldn't change, it's based on the amount you borrow. Typical investment property needs 20% down so would in theory have less of a loan and a better rate.

But rates are historically low still and only gonna rise, so lock in a 5 year fixed rate and then rent it out and begin paying down a mortgage.

If you're creatively inclined, you should lean into this. As content creation continues to get democratized, there's a lot of opportunity. Spend a couple of Gs to get an instrument, if you don't have one already, and a copy of either Logic, Ableton, Protools, Cubase, etc. If you have the hustle and are willing to put inj the time you can work for yourself above minimum wage quite easily. Getting rich off it is a different beast and also where the demoralizeation is. You can start with fiverr and similar gig services but your better bet is to create content, get it online, and reach out, cold email, content creators and offer totally royalty-owned custom music for well below market value. Local youtubers woudl be best, but can also do indie film scores, etc. Don't work for free, but also initally charge less than you're worth. There's a balance point to hit of being good enough for shitty indie content, that creates a wave you can ride. This is a pretty easy ladder to work up to higher value music, there's a lot more opportunity than you realize, especially if you're willing to sign over lots of rights (film distribution royalty waiving, etc).
