My landlord asked to raise rent and we told him no. Rents are falling here and if we move out and he has to search for new tenants he'll lose even more money.

Mortgage rates are rising and since most mortgages here are fixed for 1 or 2 years, when his mortgage rolls over his costs will likely double and he'll be making a major loss every month. Add to that house prices are losing $1k per day here. The guy is screwed and will probably go bankrupt.

As an actual landlord, I've kept all of my tenants rent the same the past 2 years because they've all been great, long term renters that always pay on time and take care of the building.

When I first started, I used to try to squeeze as much rent as possible, but that ended up resulting in a smaller pool of renters who would only stick around a year and have constant issues.
