Its going to be new home builds. Texas has a lot of new houses on track to be completed over the next 12 months. Texas has very little red tape for new apartment and house building. Its also why new houses there are shit.

The general consensus is that house prices are peaking. I bought in 2016 and my house lists for double what I paid. Putting a new roof on in Aug it'll be worth 600. I paid 280. I'm in Tampa so the market is still strong. But let's assume they're right and this is peak. I doubt we will see a 2008 style crash but let's assume we lose 20% home values. Austin is a strong market so you're not going to find anything out of a ghetto for less than 400k. If you bought now and we drop, within 2 years you're house may be worth 300k.....for arguments sake. Rent increase at 400 per month is $9,600 over the next 2 years. Would you spend 100k to save 10k?

Now alternately if they're wrong and house prices don't drop, if your rent is 1500 per month, you're throwing away $18k per year when you could be building equity. The right call would be to find a house with a good shell that needs a lot of work. Make sure the foundations and roof structure are in great shape. I suggest a block home. The worse shape everything else is in the better
