My family owns a little under 13k acres

It's an income-producing asset with much lower capex/opex than residential/commercial RE. you buy it, you pay tenant farmers (sharecropping) to farm it, to fertilize it, to grow it, to bring it to market and harvest it and sell it. They have to purchase all the equipment/own it themselves, they work the land, and you squeeze them on rent (they make 20-40k a year maybe at all but the available labor force is dwindling, the only real caveat). You pay the farmers partly for their expertise in determining when the market the crop and they often have good seller networks, although a lot of the time you're just on selling end of an option contract via Chicago CME.

You make millions, your tenant farmers get fucking screwed, and the amount of effort you put in is minimal.

You'll have bad years with no profit or operating in the red, often because mother nature decided to fuck you. and that sucks so you have to be prepared to spend 10k-200k worst case scenario. You also have to pay for wells, irrigation, crop leveing/grading.

Yeah, the land is an inflation and recession hedge too. farm land appreciates 1-3% per annum, but it doesnt decline in recessions the way residential/commercial property does.

You'll average returns 6-14%, usually 7-8%, not beating SP500, but there is less risk.

If you set it up in a series of trusts, it essentially acts as an annuity and pays members of the family. That's the point where mine is at now, and no one can fuck with ownership or management easily and risk spending the family fortune.
