A house will be the biggest purchase you ever make and there's no shame in valuing the peace of mind that comes with not having a mortgage. I'll try to get a mortgage if we see low rates again, otherwise I may just be a cash buyer too. I don't have enough yet, but soon.

Property taxes on my 3/2 house on 20 acres is less than $1200 a year. I am zoned greenbelt so I don't actually pay property taxes on the house but on the land. AHHH PROPERTY TAXES IM GOING INSAAAAANE

At ATH I had enough to buy a house without a mortgage. I sold at 50% down from ATH so now I need a mortgage with a 50% downpayment, but that's still a lot better than the usual 15-25% people do and pay over 30 years... I could easily pay it down in less than 10. Not gambling further, though I do have some crypto I'm just locking in the easy cheap mortgage before I make a mistake. No point getting more greedy right now. Mortgage will be low enough that I can still invest in things at a slow rate anyways. Catch one 10x and the rest can be paid of anyways.
