It's a program that allows you to defer by fixing real estate in ghettos and/or smalltown, and if you hold the qoz investment for 10 years the tax is forgiven altogether. The program ends in 2026, but if you create a qof and buy qoz real estate through that qof before then, that investment gets grandfathered in for the 10 year period.
