Variable is right there in the name of the mortgage that is adjusted with interest rates, aka a variable rate mortgage. You can easily convert it, or simply start, with a fixed rate mortgage over a set ammortization period (usually 4 - 5 years, but they do go as high as 10 years). 30 year fixed rate mortgages are hard (but not impossible) to come by in leaf land.
