One of the major keys to renting out is seeing mortgage + risk/wear expense + profit. If the average income in the area is not going up with the inputs to that formula, then your renters (income) are more likely to default on payments so to speak, and there's more risk tied to the purchase because of it. Landlords are morons that supply interest income for banks, and when the house gets defaulted on, the bank gets to take the asset and do whatever with it. Banks win long term.
