Is this a good idea? Seems like a sweet deal. I'd have to get a sba loan but I can easily put down $200k if I'll make 260k the first year. Recession proof too. https://www.bizbuysell.com/Business-Opportunity/austin-profitable-and-passive-investment-modernized-coin-laundry/1941486/?d=L3RleGFzL2F1c3Rpbi9sYXVuZHJvbWF0cy1hbmQtY29pbi1sYXVuZHJ5LWJ1c2luZXNzZXMtZm9yLXNhbGUv

i would never buy a business in a kiked demoshit city. and recession proof is a boomer meme, think about your soaring electricity and equipment costs in the bidenflation economy and how you are going to have to charge more to keep profit. do you really think people are going to be spending $20 or $40 to wash their clothes every week? you also will need to either be there yourself or hire someone to be there because in your demoshit kiked city of austin you will have druggies start camping out in there if you leave it unattended. so "passive" is a fucking lie. keep in mind ive worked at a laundromat for 2 years in a demoshit city. they posted no pics so i dont know how new or old their washers are but if its old shit, you will want to make sure there are still replacement parts available and you better be good at fixing that shit yourself or you will be paying big time for a pro to come out every time one of your machines breaks or gets clogged up with junkie crack bags and shit. 649k asking price seems way too fucking expensive for a goddamn laundromat so who knows.. go visit the site in person and see how many hobos are around and if theres shit like parking available for customers. i wouldnt trust some faggot who cant even be assed to post pictures of the building or assets for sale. also fuck spics.

The reason you buy something like that is to launder cash.

It says modern equipment and 1 full time employee and 3 part time employees. They should have had a generic picture posted but they slows us leave off the real photos so they can stay anonymous. Yeah prices may go up in the future but that also means the cost of owning your own washer and dryer and a place that has that even available inside the residence. So it is what it is. What's the alternative? To just hand wash in a bath tub all your laundry including bedding, towels and clothing? Then hang dry it all off your apartments tiny patio balcony?? Idk about that. If this business truly does 260k in net income per year then 650k is a good price imo. But I am not sure.

Your landlord will raise the rent to consume any meager profits you make

>> No.49497356

I said 260k it looks like actually 215k. Either way. I just wanna leverage the money I have to buy myself a steady income. Doesn't have to even be semi passive like this.

>260k in net income per year then 650k
net income for how long? will rent go up next year? will landlord sell the property to make apartments? nothing is guaranteed unless you have it in paper. i think you have a good idea but just do your research first and think there is a reason why they are selling. if its so passive and easy to run why are they selling now on the verge of a recession when they would want it as a hedge the most?

Completely agree. There's a reason they're selling. Sometimes it's because a death in the family, divorce, or moving across the country. Who knows. Other times it's something sneaky like some knowledge that rents will double or it will get rezoned residential or something. Due diligence needed for sure.
