It says modern equipment and 1 full time employee and 3 part time employees. They should have had a generic picture posted but they slows us leave off the real photos so they can stay anonymous. Yeah prices may go up in the future but that also means the cost of owning your own washer and dryer and a place that has that even available inside the residence. So it is what it is. What's the alternative? To just hand wash in a bath tub all your laundry including bedding, towels and clothing? Then hang dry it all off your apartments tiny patio balcony?? Idk about that. If this business truly does 260k in net income per year then 650k is a good price imo. But I am not sure.

Completely agree. There's a reason they're selling. Sometimes it's because a death in the family, divorce, or moving across the country. Who knows. Other times it's something sneaky like some knowledge that rents will double or it will get rezoned residential or something. Due diligence needed for sure.
